Beach Haven West Active Listings

A study of active listings in the Beach Haven West real estate market between 2010 in 2014 shows some interesting activity.

  • Prior to Hurricane Sandy, there were between 50 and 60 active listings on the market in any given month
  • 2012 saw an increase of almost twice as many homes on the market
  • After Hurricane Sandy, the number of active listings retained their momentum with between 100 and 120 homes on the market for sale

2012 was a period of strong recovery in the national real estate market and these trends were not lost on Stafford Township or Beach Haven West. In 2010 and 2011, there were roughly half as many homes on the market for sale as 2012, 2013, and 2014. What did change, was the nature of homes on the market after Hurricane Sandy. There were substantially more storm damaged homes on the market being sold for land value after Hurricane Sandy. Now that much of the storm damaged inventory has cleared the market, the current real estate trends are lending themselves to market favoring new construction and renovated properties. These homes offer advantages including modern amenities and a more storm ready community.
